Embassy South Reserve was launched on 1 September 2026 and registered with K-RERA on 9 September 2026. Nobody has lived here. Nobody has taken possession. Nothing has been built. The certified completion date is 31 March 2032.
Any "resident review" of Embassy South Reserve is describing something that does not exist. Any star rating attached to it is a number someone made up or borrowed from a different project.
This page publishes no rating for that reason. What it does instead is set out what can actually be assessed at this stage - the filed record - and what a buyer should weigh honestly on each side.
What the filed record supports
These are the strongest points in the registration, and each is checkable rather than asserted.
The land title is unusually clean. Own land by sale. A single owner at 100 per cent. A registered sale deed with a number and a date - GNR-1-05870-2023-24, 13 November 2023, SRO Gandhinagar. No conversion or alienation required. No recorded litigation. E-Khatha dated 17 August 2026. Most projects on this corridor cannot state all of those in the clean form.
Registration and approval are in place and verifiable. A /PR/ class K-RERA registration granted 9 September 2026, on a certificate digitally signed by the Chairman of K-RERA, alongside a KIADB-approved plan dated 13 August 2026. This is not a project selling ahead of its approvals.
The filing reconciles internally. Units sum to 855 two independent ways - by configuration and by tower. Open plus covered area equals total land to the square metre. Parking sums as stated. FAR comes in inside sanction without any TDR. A filing whose numbers close is a filing that was prepared properly.
The developer has built at scale on this exact corridor. Embassy Springs, roughly 288 acres at Devanahalli, is evidence of the capability a 2032 completion requires.
The amenity schedule is filed as sanctioned areas, which makes it checkable in a way that a marketing list never is - and it records what is not provided as well as what is.
What weighs against it, stated as plainly
Completion is 31 March 2032. That is more than five years out. Capital committed on a construction-linked plan is committed for a long time, and a great deal can change over that horizon - in the corridor, in the market, and in a household's circumstances.
There is no price. No cost sheet, no rate, no payment plan in any source this site uses. You cannot evaluate value against a price that does not exist yet.
There is no super built-up area either. The filing gives carpet. A price will be quoted against saleable area. Until the developer publishes the loading factor, no rate can be checked against anything.
The promoter's own delivery record is not established. Summit Developments Limited is the entity that signs. The Embassy Group track record is Embassy Group's, and the two should not be silently merged. What Summit has delivered in its own name is a fair question and not one this site can answer.
Water is borewell. No Cauvery or BWSSB connection is recorded. Normal for this corridor, and a real long-term question across a build completing in 2032 on a corridor where groundwater is under pressure.
There is no metro, and there is no near-term prospect of one. The nearest operational station is 25.5 km away by road. Employment is thin too: Manyata Tech Park is 21.7 km and 24 minutes in free flow, considerably more at peak. This is an airport-corridor location, not an employment-hub one.
The estate is not finished being built. Two registered projects account for 65.59 of the estate's filed 85.475 acres. Roughly 19.89 acres remains, and the developer's own investor material describes a further apartment tranche. Expect construction on the neighbouring land into the 2030s.
One configuration is anomalous. The filed 1 BHK + Study carpet band is larger than the 2 BHK and level with the 2 BHK + Study. It is internally consistent, so it is not a typing error, but it inverts the normal size ladder and the record does not explain it.
The confusion risk specific to this project
Four names attach to this parcel: Embassy Origins (the registered parent layout), Embassy South Reserve (this project), Embassy Riverine (the villa project), and Embassy Knowledge Park or Embassy Biome (marketing names for the wider estate).
A buyer researching online will find material about all four, some of it describing a combined programme of 1,073 homes across both tranches, some describing one or the other. Establish which registration your unit sits under before you sign anything. For an apartment here, it is PRM/KA/RERA/1251/309/PR/090926/008925.
There is a documented hazard in that pair. The source document behind this site stated its RERA number belonged to Embassy Riverine - it did not, it was this project's own. The companion document for Riverine made the opposite error. Two adjacent numbers, granted the same day. Verify both at rera.karnataka.gov.in yourself.
What to verify before booking
- Both K-RERA registrations on the portal, and which one your unit falls under.
- The approved plan, DO3-KIADB-00078/26-27/BP dated 13 August 2026, and the tower and unit it shows for your home.
- The title documents - sale deed GNR-1-05870-2023-24 and the E-Khatha - through your own lawyer.
- The cost sheet in writing, and which area basis the rate is quoted against.
- The super built-up area for your unit, against the filed carpet area.
- The water arrangement - borewell yield, STP capacity, rainwater harvesting.
- The clubhouse delivery phase - when the 3,626 sq.m facility is handed over relative to the apartments.
- What is planned on the remaining 19.89 acres.
- Which entity signs your agreement, and what the delay clause says against the 31 March 2032 certified date.
Why we publish no rating
A rating requires something to rate. This project has a registration certificate, an approved plan and a piece of land. It has no building, no residents and no delivery to assess.

Because the source document for this project got it wrong. It stated that the RERA number it carried belonged to Embassy Riverine - the villa project next door. It did not; the number was this project's own. The companion document for Riverine made the opposite mistake. The two registrations were granted the same day with adjacent serial numbers, which is exactly how a pair gets transposed. A swapped-but-valid number passes every automated check, because those test the format of a number, not who holds it.
The certified completion date on the K-RERA certificate is 31 March 2032. Any earlier date you are quoted is an estimate rather than the filed commitment.
Community hall, smart home automation, piped gas and air conditioning. These are recorded absences in the registration, not gaps in our research. A listing claiming any of them for this project contradicts the registration record. Note that a clubhouse and a community hall are different facilities in the K-RERA schema - this project has the former and not the latter.
The registration record marks offers and discounts as not provided. If one is presented to you, ask for its terms in writing, when it expires, and what the price is without it.
